Cost guide
How much does asbestos removal cost in Auckland?
Every property is different, so we don’t hide behind a single number. Here’s exactly what drives the price of asbestos removal – and how to get an accurate figure for yours.
Quick answer
The cost of asbestos removal in Auckland depends on the size of the area, the type of asbestos (non-friable or friable), roof pitch and height, access, the condition of the material, the containment required, disposal, and whether you’re replacing the roof or cladding. JP Franklin provides free site assessments and fixed written quotes – or send photos for an indicative estimate first.10 things that decide the price
-
1. Size of the area
Asbestos roofs and cladding are mostly priced per square metre. Larger areas usually cost less per m² because set-up, scaffolding and travel are spread across more work.
-
2. Type of asbestos
Non-friable (bonded) asbestos such as Super Six or fibre-cement cladding is removed under a Class B licence. Friable asbestos – some textured ceilings, pipe lagging – needs Class A controls, enclosures, air monitoring and independent clearance, which costs more.
-
3. Roof pitch & height
Steep or multi-storey roofs need more edge protection, scaffolding and time. Low-pitch single-storey roofs are the most cost-effective.
-
4. Access
Tight sites, steep driveways, no truck access or long carries all add labour. Clear access keeps the price down.
-
5. Condition
Brittle, broken or moss-covered sheets take longer to remove whole and may need more containment and clean-up – including gutters, ceiling space or soil.
-
6. Containment required
Exterior non-friable work needs exclusion zones and wet methods. Interior or friable work needs sealed enclosures, negative pressure and decontamination.
-
7. Disposal
Disposal is charged by the landfill on volume or weight. Every JP Franklin quote includes wrapping, transport and disposal at a licensed facility – no surprises.
-
8. Replacement roofing
Most customers replace their asbestos roof with long-run Colorsteel. Metal tiles and asphalt shingles cost more. Doing removal and the new roof in one project avoids paying for two mobilisations.
-
9. Location
We work Auckland-wide from Newmarket. Projects in Northland, Wellington or remote rural sites include travel.
-
10. Testing, clearance & consent
Laboratory testing, independent clearance inspections (where required) and any building consent for a roof change are itemised on your quote.

Asbestos removal cost FAQs
How much does asbestos removal cost in Auckland?
It depends on the size of the area, the type and condition of the asbestos, access, roof pitch, containment, disposal and whether you want a new roof or cladding installed. A free site assessment gives you a fixed written quote; sending photos first can get you an indicative estimate.
Why do asbestos removal quotes vary so much?
Quotes differ in what they include. Check that yours covers testing, scaffolding or edge protection, the removal control plan, wrapping, transport, licensed disposal, clean-up, clearance (where required) and the new roof or cladding. Our quotes list each item.
Is it cheaper to remove asbestos and replace the roof at the same time?
Usually, yes. One crew, one set of scaffolding and one project timeline cost less than a removal contractor followed by a separate roofer – and your home is never left without a roof.
How much does asbestos testing cost?
Testing is priced per sample plus the site visit, and a full pre-renovation or demolition survey costs more than a single sample. Ask us for a testing quote – we’ll recommend how many samples you actually need.
Does insurance cover asbestos removal?
Insurance doesn’t usually cover gradual wear and tear, but sudden damage – for example storm damage to an asbestos roof – may be covered. Check your policy; we can provide photos and a report to support a claim.
Is encapsulation cheaper than removal?
Encapsulation costs less up front, but WorkSafe treats it as a temporary measure that needs regular re-inspection, and the asbestos will eventually need removing. It suits roofs that are still sound.
