Asbestos Testing, Surveys & Inspection in Auckland

You can't tell whether a material contains asbestos just by looking at it – it has to be sampled and analysed by a laboratory. JP Franklin's trained team safely takes samples from roofs, cladding, ceilings, flooring and other suspect materials across Auckland, sends them to an independent laboratory and gives you the results, usually within 48 hours, with plain-English advice on what to do next.

Professional asbestos testing for homes and businesses

Asbestos-containing materials pose potential health risks, and many New Zealand buildings still contain them. WorkSafe advises that any home built before 1 January 2000 may contain some asbestos materials. Our testing service identifies and assesses asbestos in your building so you can make informed decisions about repairs, renovations, removal or sale.

Whether it’s a residential or commercial property, our experienced team uses safe sampling techniques and strict protocols to deliver accurate, reliable results – and peace of mind.

When should you get asbestos testing?

  • Before renovating, re-roofing or demolishing anything built or altered before 2000. Asbestos is harmless while left intact but dangerous once it’s drilled, cut, sanded or broken.
  • When buying or selling. Many buyers now ask for an asbestos survey, and knowing where asbestos is helps you control the cost of any future work.
  • Before replacing a Decramastic, Super Six or shingle roof. Your roofer needs to know before any work starts.
  • When materials are ageing or damaged – cracked cladding, crumbling ceilings or deteriorating roofing.
  • For commercial properties and rentals that need an asbestos register or management plan.

What does asbestos testing involve?

  1. Inspection – we look at the building, its age and the areas of suspected asbestos.
  2. Sampling – one of our trained team safely takes single or bulk samples, wetting the material to suppress dust and sealing the sample point.
  3. Laboratory analysis – samples are analysed by an independent laboratory, which confirms whether asbestos is present and which types (chrysotile/white, amosite/brown or crocidolite/blue).
  4. Results and advice – you’ll typically receive results within 48 hours with a testing report. One of our experts then explains the best plan of action: leave it, encapsulate it, or remove and replace it.

Residential and commercial testing

Residential: whether you’re planning renovations, buying a property or worried about existing materials, our residential testing gives you a clear answer and protects your family.

Commercial: asbestos in commercial buildings can put employees, tenants and visitors at risk. We test roofing, cladding, guttering, vinyl flooring, plant rooms and more, and help you create an asbestos register and management plan that meets your legal obligations.

FAQ

Asbestos Testing & Inspection: common questions

Can’t see your question? Call us or send a message – we’re happy to help.

How do I know if something contains asbestos?

You can't tell by looking – asbestos cement looks identical to non-asbestos cement. The only way to confirm it is to have a sample taken by a competent person and analysed by a laboratory.

How long do asbestos test results take?

Results are typically available within 48 hours of the sample reaching the laboratory, along with a testing report. Faster turnaround can usually be arranged if you're on a tight renovation schedule.

Should I test before replacing my roof?

Yes, if your roof is Decramastic tile, Super Six or fibre-cement shingle. Your roofer needs to know whether the roofing contains asbestos before any work starts, and it determines how the roof must be removed and disposed of.

Do landlords need an asbestos survey?

Under WorkSafe guidance, residential landlords must identify asbestos and prepare an asbestos management plan when work at the property could expose workers or tenants to asbestos fibres. Businesses that manage or control a workplace built before 2000 need an asbestos management plan.

Can I take my own asbestos sample?

We don't recommend it. Sampling disturbs the material, so it should be done by someone trained to wet the area, use the right respiratory protection and seal the sample point afterwards.
